the selling process
My work selling your home starts from the moment you hire me as your agent. Together, we'll walk through your house and discuss how to properly prepare the home for sale. Once your home is ready to list, we'll have a professional photographer capture each room in its best light, draw up print and digital marketing materials, and list your home on hundreds of websites. I'll host open houses, brokers tours, and coordinate showings until we get a satisfactory offer. After we have a signed sales agreement, I'll continue to advocate for you during repair negotiations and facilitating contractors and other transaction parties until closing day.

HOW TO
You've heard the old adage "first impressions matter". Well, when it comes to selling a home quickly for maximum profit, this statement couldn't be any more accurate. Potential buyers will judge your home based on how it presents in photos, how well the rooms are arranged, and how well they can see themselves living there. When you list your home with me, we'll create a custom plan to prep your home for sale, but here are a handful of things that are usually good items to keep in mind when you're considering a move.

step 1)
check in on your home's curb appeal
The front of your home and property are the first thing a potential buyer is going to see both when driving by and in photos, which is why it's so important to look at your home's exterior appeal with a critical eye. Simple things you can do to improve your home's curb appeal and increase your property value include tidying up your yard of all debris and unwanted greenery (of the weed variety), updating or refreshing your landscaping, putting a fresh coat of paint on siding, trim, and/or your front door, updating exterior lighting, and sprucing up your front porch.

deep clean & freshen your home's interior
Buyers want to see a home that's fresh and full of possibilities, not a home that looks and feels "lived in" by another family. Whether you decide to hire a professional or tackle the job yourself, a solid deep clean of the home and fresh interior paint can go a long way in making the home look brand new and ready to welcome a new family with open arms. Particular things to look out for include stained carpets, residual smoke or water damage, highly personal color choices (neutral is typically the way to go when selecting a color palette), and dust or dirt in hard to reach places.

DECLUTTER, ORGANIZE,
and depersonalize
It's important to keep in mind that when you're preparing your home for sale, you're preparing it for someone else. This means that every potential buyer that comes through the front door has to be able to envision the space as their own. A few things that make it difficult for buyers to do that are clutter, disarray, and personal decor everywhere they look. Replace family photos with art, personal color choices with clean palettes, and keep personal items and knick knacks tucked away and out of sight for showings. We want to give buyers a blank canvas to work with mentally.

fix the little things ahead of time
It sounds silly, but having small items that need repair around your home unfinished can actually be a shockingly big deterrent for some buyers. While you may very well be an exceptional homeowner who always handles big ticket items right away, having silly small things like wobbly stair rails, inoperative light switches, and creaky door hinges can make potential buyers wonder what else may be wrong with the home on a larger scale and whether bigger repair items may have been neglected.

CONSIDER DIY or professional staging
Does your home have a clear flow with thoughtfully arranged rooms? If it could use a helping hand, you may want to consider staging your home one of two ways: 1) You can use the help of a professional staging company - a great option if the home is vacant to allow buyers to envision the space. 2) If you're still occupying the home, you can use the furniture and decor you already own to give each room the best possible presentation. The goal is to give each room a clear and distinct purpose (aka, it may be time to turn that "flex space" into a cozy reading nook).
